Roofs Need Annual Wellness Checkups, Too

February 14, 2020Maintenance

A roof inspection gives an owner or property manager a record of the roof's condition at a specific point in time. It is useful before planning repairs or replacement, and when reviewing problems reported by occupants. An inspection does not guarantee a particular service life or prevent every future leak.

Start with the building's records

Collect the approximate roof age, available warranty documents, earlier repair scopes and any leak history. Mark which rooms have been affected and whether water appears during wind-driven rain, after long rain periods or near rooftop equipment. These observations help define the evaluation.

Evaluate the assembly, not just the covering

A roof includes transitions, flashings, penetrations and drainage as well as the visible covering. For a commercial building, equipment curbs and changes between roof areas deserve attention. For tile roofs, the covering alone does not establish the condition of the underlayment or deck.

Ask for findings you can act on

A useful report identifies the location and condition of each issue and explains the recommended next step. Separate urgent water-entry problems from maintenance items and longer-term capital planning. Ask which areas could not be inspected and whether further evaluation is needed.

Keep a repair and follow-up record

After work is completed, retain the scope, photos, invoice and applicable warranty information. If a leak recurs, those records help the team compare the new condition with earlier findings. For an HOA or multi-building property, keep records by address and roof area rather than combining everything into one file.

Set the next inspection interval for the property

Discuss inspection and maintenance frequency with the roofing team and review the requirements of the applicable manufacturer warranty. Roof type, exposure, condition and recent events influence the plan. Arrange an evaluation after newly reported damage or a recurring leak rather than waiting for an arbitrary anniversary.
