Preparing Your Commercial Roof for Rainy Season

The summer months in Southwest Florida bring daily afternoon thunderstorms, bringing massive amounts of rainfall in a short period of time. If your commercial roof has hidden issues, the rainy season will find them. Take these proactive steps to prepare your building for the wet months ahead.

1. Identify and Fix Ponding Water

Ponding water is defined as water that remains on a roof for more than 48 hours after a rain event. It is one of the most common causes of premature roof failure on flat commercial roofs. Standing water degrades the roof membrane, breeds algae, and increases the risk of structural deflection. A surveyor can identify low spots and install tapered insulation or additional drains to ensure proper runoff.

2. Check Flashings and Penetrations

Most roof leaks occur around flashings, vents, pipes, and skylights. Over time, expansion and contraction cause sealants to crack and peel. Inspecting these areas and applying fresh commercial-grade sealants can prevent water from finding a path into your ceiling.

3. Inspect the Edge Metal and Coping

Edge metal is designed to secure the perimeter of the roof and guide water into the gutters. If coping caps or gravel guards are loose or rusted, water can seep behind the fascia and rot the wood structure. Ensuring all metal components are tight and sealed is key to keeping the building dry.
