1. Schedule a Pre-Season Roof Inspection

Before the storm season starts, have a certified roofing contractor inspect your roof. They will look for loose flashings, damaged coping caps, and deteriorating sealants. Fixing minor issues now prevents high winds from getting under the membrane and peeling it back.

2. Clear Roof Drains and Gutters

A clogged drain can turn your flat commercial roof into a swimming pool during a heavy storm. Flat roofs are designed to shed water quickly, but if drains, scuppers, or gutters are blocked by leaves and debris, the weight of standing water can cause structural failure. Clear all blockages immediately.

3. Secure Rooftop Equipment

Inspect all rooftop equipment, including AC units, exhaust fans, and piping. Ensure that all access panels are fastened securely and that equipment is bolted down. Loose parts can become high-velocity projectiles during a storm, causing severe damage to your roof membrane.

4. Review Your Warranty and Insurance Policy

Keep physical and digital copies of your roof warranty and insurance policies. Many manufacturers' warranties require proof of regular preventative maintenance to honor claims after a storm. Documenting the pre-storm condition of your roof with detailed photos is also invaluable when filing insurance claims.
